One quirk worth flagging: bungalows in particular often have unexpectedly large loft volumes — the single-storey footprint runs the full plan of the house, so despite the modest size of the home below, the loft above can be enormous. Before We Go Up
What We Check Before Anything Comes Down
Every loft clearance starts with a proper assessment before we start passing items through the hatch. Six things we always check first.
Boarding & Joists
We check whether the loft is boarded, and test the integrity of any boarding present before stepping on it. Unboarded lofts mean working across the joists using our own planks — slower but safe.
Insulation Type
We identify the insulation type early. Fibreglass and mineral wool — standard in most St Ives lofts — are manageable with appropriate masks. Loose-fill vermiculite in pre-1990s properties can indicate asbestos and requires specialist assessment before we proceed.
Wildlife & Nesting
Bats, birds, and squirrels all find their way into loft spaces. We check for signs of habitation before disturbing anything — bats especially are protected and require a different approach.
Water Tanks & Pipework
Many older St Ives properties still have cold water storage tanks in the loft. We plan our working route around the tank and any pipework, and alert you to anything that looks corroded or in need of attention.
Structural Integrity
We look for sagging rafters, water damage to the felt, or signs of previous leaks that may have affected the boxes below. Any structural concerns are flagged before we load weight onto the joists.

The Builder's Era
Original house documentation, utility receipts, manufacturer's manuals for appliances long since departed. Spare tiles from the original build. A tin of something that was once paint. Occasionally, a hand tool left behind by the tradespeople who built the house.
The Accumulation Begins
Christmas decorations (the heavy glass kind), suitcases with chrome clasps, rolls of old carpet, vinyl records, Super 8 cine reels and projectors, slide carousels, children's toys. The era of "this might come in useful." It didn't, but some of it is now genuinely collectable.
The Digital Transition
VHS cassettes (hundreds of them), early computer equipment, camcorders with charged batteries, CD collections in plastic towers, exercise equipment that was used twice, IKEA flat-pack furniture still in the box. The era of good intentions and impulse buying.
The Modern Overflow
Things that didn't fit in the downsized house, things bought online during lockdown, things moved up "temporarily" and never moved back down. Also: the contents of a deceased relative's home that were "going to be sorted" and weren't, which often contains the most significant finds.

Can you clear a loft in St Ives?

What if the loft hatch is very small or the loft isn't boarded?
We're used to this — older hatches (especially in bungalows) are often smaller than standard, and many St Ives lofts are partially or fully unboarded. We bring planks to work safely across the joists without causing damage, and we take the time needed to do it properly rather than rushing and cutting corners.
What if you find something potentially hazardous — like old asbestos insulation?
We can work around standard fibreglass and mineral wool insulation safely. If we suspect asbestos — typically in pre-1990s loose-fill insulation or ceiling tiles — we stop work immediately and advise you to arrange testing by a licensed asbestos surveyor before we continue. We'd rather lose a job than put anyone at risk.
